Who We Are
From a young age Philip Clow has had his hands in the construction and building world fabricating and restoring furniture. Philip received a Bachelor of Science degree in Construction Management from Missouri State University and has since managed the construction of several educational, religious, hospitality, commercial office buildings and residential homes from preconstruction to project closeout. Philip has over 20 years of commercial and residential construction experience working as a Project Superintendent, Project Engineer, Project Manager, Construction Manager (owner's Representative) and Business Owner. "Comfortable in the office and in the field" is Kulan's mantra. Snowboarding in the winter and motorcycle riding in the summer are Philip's passions.
Philip regularly involves professional construction associates he's worked with over his career, to supplement the Kulan teams that support our various clients.

Pre-Construction Consulting
Engage and manage the design team and general contractor including pre-construction budgeting, value engineering, product selection, drawing/constructability review.
Review and approve all project schedules.
Verify that the project schedule of values are appropriate for the work breakdown.
Provide value-add suggestions to the design team.
Ensure design coordination and information flow is timely to ensure the schedule is not impacted.
Construction Management - Owner's Representation
Manage the construction process including project budget, schedule, RFI's, submittals and change orders to ensure on-time and on-budget completion.
Review and approve all pay applications and ensure that all stakeholders are informed of the project status.
Attend all OAC meetings in the capacity of Owner's Representative.
Monitor project progress to identify project deficiencies in advance.
Proactively assist contractor when needed to ensure project success.
Project Risk Management
Set project standards and ensure the contractor is responsible for project quality, safety and security.
Understand and manage insurance policy adherence and obligations of the general contractor.
Ensure the contractor has sufficient and qualified staff on the project.
Ensure the contractor is meeting their obligations to resolve any claims expeditiously and ensure all third party inspections are timely and complete.
Contract Management and Finance
Manage contractor's contractual obligations related to quality control and project punch lists including unit turns, common areas and third party testing.
Ensure the general contractor is managing all warranties.
Review and comprehend all project hard costs, track changes in cost monthly.
